Maintain the budget in an inflationary market without compromising the program. Maximized shared spaces and systems, utilized materials and infrastructure to maintain value and developed hard/soft cost budgets to reduced bidding margins.


Create high-use public space yet maintain security protocols. Designed public lobby/entry with direct access to community room, utilizing the Police lobby to control security.


Combine Very Active Municipal Police and Fire Departments. Developed separate police and fire programs to define operations, response and public/private interactions; created areas within the building and on the site to accommodate multiple uses.


Utilize a narrow, sloped site in an urban renewal district. Designed a three-story structure that “worked” with the site to minimize retaining walls, maximize security, safety and created a centerpiece for urban renewal.
